The demand for affordable housing in Las Vegas (Clark County) is immense, with a shortage of nearly 84,000 units. Rancho Affordable Living, LLC aims to help families move from shelters or short-term rentals into long-term quality affordable housing. We will support:

  • Second-chance housing seekers

  • Section 8 voucher recipients

  • Social service subsidy beneficiaries

Gentrification in surrounding areas displaces low-income residents. Our project will increase affordable housing supply in a neighborhood with excellent access to public transportation, schools, and medical services.

  • New Development: 23 new manufactured homes will be placed and rented.

  • Residential Use: The project spans 1.66 acres at 1750 North Rancho Dr., Las Vegas 89106, Parcel: 139-19-803-001.

  • Timeline: 36 months from the close of the offering, with a minimum of 24 months of targeted interest payments.

  • Total Costs: $1,235,000

  • Financing: An initial loan of $1,055,000 and $180,000 in owner equity.

  • Investor Returns: Expected targeted total return of 28% (6% annual interest for 3 years plus a 10% bonus interest at project completion).

  • Debt Offering: Up to a 3-year hold with targeted minimum 2-year interest payments.

  • Annual Interest: 6% paid quarterly, with an additional 10% "kicker" at project exit, totaling a 16% return in the final year.

  • Example Return: An investment of $100,000 would yield $6,000 per year (or $1,500 quarterly) and an additional $10,000 at exit.
